Whether it's the holiday season or your property is undergoing renovations, you may decide that you would like to take your house off the market for a short period of time.
Should you request a temporary withdraw or a cancellation for your listing?
You may request to temporarily withdraw a listing and contact us to reactivate your listing when your property is ready to be shown. This generally is recommended for short periods of time and are limited to 30 days. Temporary withdrawals vary by MLS if they are allowed, and how long they are permitted for. Listings will no longer display an "Active" MLS status but will display as "Off Market" status instead. If the temporary withdraw status exceeds 30 days, your listing must be cancelled and may be relisted when the property is ready to be placed back on the market.
However, this would not reset days on market back to zero. That requires a cancellation. We always recommend resetting the days on market, if possible, as it will return you back to the top of the list on your local MLS and show zero days on market on all the other websites. In order to reset the days on the market, your listing will need to be cancelled and removed from the MLS for a specific amount of days. The number of days vary by MLS. To cancel a listing, you will need to sign a cancellation amendment which will remove your listing from the MLS. To request a cancellation, please contact HomeLister in writing via e-mail or chat.
How to Reactivate a Listing
In order to reactivate a cancelled listing you'll need to pay the reactivation fee of $69. You can do that in your dashboard here: https://www.homelister.com/my-services. It is located at the bottom of the list of services. Once that is paid, let us know so we can have you sign a new listing agreement for a new, 6-month listing term.
Go to your user's dashboard, select "Add Services"
Select "Reactivate Cancelled or Expired Listing"
Once you have paid for this service, you will receive a new listing agreement to sign in order to place your listing back on the MLS.
*Please note only one yard sign and post is complimentary with each listing. If you cancel your property listing and relist at a later date, you may opt to purchase a yard sign and post from your listing dashboard.
