The home should be ready to show within 24 hours of being published on the MLS and the MLS requires a seller to respond to showing requests promptly. We suggest that you respond to inquiries within 24 hours if not sooner. Please also note that your home must be made reasonably available for showings. We suggest that you make it available within 48 hours of an inquiry unless there are special circumstances to consider.
If you wish, you may request interested buyers be pre-approved for funding before showing, and you always choose who to sell to.
Most MLSs authorize the use of a third party showing service app such as ShowingTime, or ShowingSmart or Broker Bay. These apps can help you as the seller organize and manage showing request appointments. Please keep in mind not all requests will come through the app. Some may come from the MLS itself or from a buyer seeing your home on a public/third party website.
For ShowingTime, when your listing is published, our listing team also sets up your ShowingTime account. ShowingTime is an app that agents use to request and confirm showings with you directly. It is provided by the MLS and we give you access to the homeowner version of the app to be able to confirm, deny or request new times on showings. It enables you to get notifications by email, text, app notifications and phone for showing requests so you may respond to them yourself.
You will get an email notification with instructions to log in as soon as your listing is active. We recommend downloading the ShowingTime app to your phone, and enabling text and email notifications so you don't miss any requests.
